On January 25, Aurora Planning commission approved the site plan for Phase III of the big retail redevelopment of Kimco’s Village on the Park Shopping Center located on the NW corner of Havana and Parker Road. Phase I and II included façade upgrades on the TJ Maxx and Shoe Carnival buildings, along with the shops in the center that front Iliff Ave. Phase II was the demolition of the old LePeep Restaurant to make way for a new building for US Bank and Jersey Mike’s.
Phase III calls for demolition of the existing old brick retail buildings along Havana south of Ross and creation of two new building groups, one 28,968 sf and the other 8,600 sf. Included in the plans is our On Havana Street District Marker/Gateway Treatment on the NW corner of Parker & Havana, similar to what we were able to get at Burger King on the SE corner.
Demolition of the old buildings south of Ross will begin this spring or early summer, weather permitting. We hear Kimco has three big national retailers on board already, but final paperwork needs to be signed before we can announce names. Kimco has brought in another gentleman to specifically work on getting the old Dora’s Restaurant renovated and leased. The landscape design for this new center is stunning and will include two outdoor patio spaces, bike parking and good pedestrian connectivity to the two existing bus stops along Havana and Parker Road.
